What Should I Do With Pets During Showings?

by Sonja Zoet

Pets are family — but buyers expect a pristine, distraction-free showing environment.

Whether selling in Mankato, North Mankato, St. Peter, Eagle Lake, Madison Lake, Lake Crystal, Janesville, Waseca, Mapleton, Wells, Winnebago, or anywhere between, here’s what sellers should do.

1. Remove Pets From the Home Whenever Possible

Buyers:

  • Are distracted by animals

  • May have allergies

  • May worry about odors

  • Might misinterpret pet sounds as property issues

Taking pets out (or crating them) improves buyer comfort.

2. Hide Pet Items

Before showings:

  • Remove food bowls

  • Hide litter boxes

  • Store toys

  • Remove pet beds

  • Clean carpets

  • Vacuum fur

This creates a neutral environment.

3. Repair Pet-Related Damage

Including:

  • Scratch marks

  • Yard holes

  • Chewed trim

  • Damaged screens

  • Stained carpet

Small repairs prevent negative first impressions.

4. Odor Control Matters

Pet odor can cost sellers thousands in perceived value.
You provide honest guidance and vendor recommendations.

5. For Acreages & Hobby Farms with Outdoor Animals

Buyers may want to see:

  • Fencing

  • Barns

  • Pastures

  • Water access

But sellers should still ensure:

  • Animals are contained

  • Areas are clean and safe

Bottom Line

Managing pets properly helps buyers focus on your home — not the distractions.
